Where a square metre of home costs least — and most

Headline prices hide the size of what you get. Joining every sold price to the property's EPC floor area puts an honest £/m² on each postcode district — the fairest like-for-like measure of what home actually costs.

A square metre of home in DL4 (Shildon) costs a median of £896. In SW3 (London) the same metre costs £19,054 — roughly 21× more. Among postcode districts with at least 300 recent sales, that is the current spread of the England & Wales housing market, measured the fair way: price per metre of floor area, not headline price per home.

For every residential sale in HM Land Registry Price Paid Data (standard market sales, last three years), we match the property’s floor area from its Energy Performance Certificate and take the median £/m² per postcode district. Districts with fewer than 300 recent sales are excluded. Figures refresh as new sales are registered, so treat the tables above as live rather than a fixed press release.
