Where does the data come from?

Every figure is sourced from official UK datasets — HM Land Registry, Ordnance Survey, Environment Agency, VOA, Ofsted, Police.uk, DEFRA, ONS and more — used under the Open Government Licence where applicable. We cite the source for each section so you can always check our working. See our data sources page for the full list.

What’s the difference between the £5 report and £15 unlimited?

A single report (£5) unlocks everything about one property, forever. Unlimited (£15/month) unlocks unlimited full reports plus side-by-side comparison, commute and school-distance tools, and the mortgage & running-cost calculator — built for people actively viewing several homes. It pays for itself after three reports.

Is this a formal valuation I can use for a mortgage?

No. Our estimate is an evidence-based guide built from sold prices and local trends to help you decide what to offer. A lender still requires their own formal valuation, and we’re not a substitute for a survey or legal advice.

Which areas do you cover?

England & Wales. Sold-price and most datasets go back to 1995. Scotland and Northern Ireland use different registries and aren’t covered yet.

Can I get a refund?

Yes. Single reports come with a 7-day money-back guarantee — if the data for your property is missing or wrong, email hello@housometer.com and we’ll refund you. For the subscription you can cancel any time and keep access until the end of your paid period.

Why can two reports look so different?

Because every home is different. Data availability varies — some properties have a recent EPC and rich sold-price history nearby, others have sparse records — and risks like flood, radon or mining are entirely location-specific. We always show how confident we are and flag where data is thin.

How do I cancel the subscription?

From your account settings, in a couple of clicks — it’s a rolling monthly plan with no notice period and no exit fee. You keep unlimited access until the end of the month you’ve already paid for.

How accurate is the estimated value?

We combine HM Land Registry sold prices, nearby comparables and local trends to produce an estimate with a confidence range, not a single guess. It’s a strong starting point for deciding what to offer, but it isn’t a formal valuation and we show the range and confidence so you can judge it yourself.

Can I download a PDF or share a report?

Yes. Any unlocked report — whether bought as a single report or via the subscription — can be downloaded as a PDF and shared with a private link, handy for a partner, broker or solicitor.

Is my data private?

Yes. We collect only what we need — your account email and the properties you save — and never sell your data. Payments are handled securely by Stripe; we never see your card details. See our privacy policy for the full picture.
