What buyers miss

The listing shows the kitchen. It doesn’t show the flood zone.

By the time most buyers discover a problem, they’ve already paid for surveys and solicitors. The facts were public all along, just scattered across a dozen official databases.

  • A flood zone, or subsidence-prone ground, under the garden
  • A planning application already lodged for the plot next door
  • Night-time noise from a road, railway or flight path
  • Crime quietly rising in the immediate streets
  • An asking price the sold-price evidence doesn’t support
  • Hundreds a month in running costs the listing never mentions

Value, evidenced

Know what it’s worth before you offer.

We build an estimate from every recorded sale on and around the street since 1995, time-adjusted, cross-checked against £ per square metre, and shown as a range with the comparables behind it.

  • What it’s realistically worth before you offer
  • How the asking price compares to the evidence
  • Every sale of this property since 1995
  • The closest comparable sales, mapped

The Home Confidence Score

One number that cuts through the noise.

We roll up ten categories (value, energy, risk, crime, schools, transport and more) into a single 0–100 score, with a plain-English read on what’s strong and what to check before you offer.

  • Weighted across ten data categories
  • Colour-coded from red to green at a glance
  • Backed by a full breakdown you can drill into
  • Free on every address you search

Fourteen sections. One honest answer.

Every report walks the same ground a careful surveyor, solicitor and lifelong local would, organised into six tabs you can actually read.

Value

What it’s worth, and the evidence behind it.

Not a guess: an estimate built from every recorded sale on and around the street, time-adjusted and cross-checked against £ per square metre, with the comparables mapped so you can judge it yourself.

Value & sold prices

An evidence-based estimate with a confidence range, every sale since 1995, and the nearest comparables.

Questions, answered.

Where does the data come from?

Every figure is sourced from official datasets (HM Land Registry, the EPC register, the Environment Agency, police.uk, DEFRA, ONS and more) under the Open Government Licence where applicable. We cite sources throughout so you can check our working.

What’s the difference between a £5 report and the subscription?

A single report unlocks everything about one property, forever. The £15/month plan unlocks unlimited reports plus side-by-side comparison, commute and school tools, and the mortgage calculator, built for people actively viewing several homes.

Is this a valuation I can use for a mortgage?

No. Our estimate is an evidence-based guide built from sold prices and local trends to help you decide. A lender still needs a formal valuation, and you should always confirm with a solicitor and surveyor before buying.

Which areas do you cover?

England & Wales. Sold-price and most datasets go back to 1995.
